
After landing two of the biggest and highest-profile deals of the year, one with “Yellowstone” producer Taylor Sheridan and the other with Taiwanese electronics manufacturer Wistron, Hillwood has announced plans for two speculative industrial buildings totaling more than 1 million square feet for its AllianceTexas development.
Construction is planned to begin in September and expected to be completed in 2026.
“Demand at AllianceTexas remains strong among top-tier logistics and manufacturing users,” said Bill Burton, executive vice president of Hillwood in a statement.
North Texas remains a top market for industrial leases.
Through the first half of 2025, Dallas-Fort Worth continues to be one of the top five markets for new industrial supply and leads the nation in both construction and realized demand as the only market to surpass 4 million square feet of industrial leases in the second quarter, according to a report by real estate firm JLL.
A report from CBRE says the Dallas-Fort Worth industrial warehouse market in the second quarter of this year was dominated by third-party logistics firms for the first time since the third quarter of 2023, representing 29% of all leases. Warehouse and storage represented 26% of all leases in the quarter, while manufacturing represented 13%.
Burton said Hillwood plans to maintain “a pipeline of high-quality speculative space” to support the demand they are seeing.
These projects follow two recent speculative space leases at Alliance.
In the first, “Yellowstone” producer Taylor Sheridan’s SGS Studios, in partnership with Hillwood and Paramount Television, announced a 450,000-square-foot film and television production campus — now the largest operating studio facility in Texas — at the previously named Alliance Center East 2 and 3 speculative sites. The second announcement was for two AI supercomputing manufacturing facilities in Alliance coming from Taiwanese electronics manufacturer Wistron, in a deal that could bring 800 jobs to the area.
Alliance Westport 15, the larger of the two buildings at 800,000 square feet, will be located at Mobility Way and Intermodal Parkway. Alliance Gateway 34, the smaller building, spans about 310,000 square feet and will be located at Westport Parkway and Independence Parkway.
The two new buildings are designed by GSR Andrade Architects while Westwood Professional Services provided the buildings’ civil engineering design. Hillwood Construction Services will serve as the general contractor for the projects.
